The commercial building is situated at 88 McCullough Street, Sunnybank, QLD and was completed at September 2013 and with a slight delay due to wet weather and well under the original budget allowance.

 

The are 2 tenancies of 450 m2 and a 650m2 semi basement 17 space carpark for the sole use of the tenants.

A little history about this project

 

Gordon Lee Architects is glad to introduce our latest commercial development project in Sunnybank, QLD.

 

In mid 2010, Gordon Lee Architects has been approached by a client who has bought a large residential land in Sunnybank. The intention of the client was not fully planning to develop the property into residential development, instead he asked the architect 'Can we propose a commercial building as we foresee that there would be shortage of good quality commercial development in Sunnybank?'

 

Even though we explained to our client that generally Council is always reluctant to change the usage driven away from the general town planning scheme, especially from low density residential to commercial; our client would still keen to try. Gordon Lee Architects in no doubt would be very happy to take this challenge and was working with a well known town planning firm, JF + P Urban Consultants in the Development Application process.

 

Given the unusual change of usage (MCU) and the client was asked for double GFA than allowed (500 sq.m proposed GFA) in the brief, the application would be assessed under ' Impact Assessment (General Inappropriate)', we had to do more work compared to normal DA projects. On top of standard process, we had to provide to Council additional information such as Commercial Development Impact Assessment which includes Economic Needs Report to demonstrate 'overwhelming community needs'. We also had to consult with immediate neighbour to discuss with them the proposal and the impact. Council has responded that in order to minimise the impact to surrounding residential area, the commercial building proposed can only be 1 storey and 5 metre high from natural ground level (centre MP4 zoning requirement).

 

Gordon Lee Architects finally designed the building which will comply with Council requirements and also fulfill our client brief. The Development Application went very smooth and there was no submission during public notification period.

 

In about 6 months from lodgement, we and our client are glad that the proposal is finally approved with conditions. This is considered very short timeframe given the nature of the application and the difficulty the design teams experienced. The project is now proceeding into Design Development / Contract Documentation and Building Application stages and hopefully due to complete in 2013.
